The kitchen has a stove, refrigerator and dishwasher. There is an attached single-car garage with hookups for a washer and dryer. There is a fenced backyard with a patio as well as grassy front yard. Resident is responsible for all utilities and yardcare. This duplex rents for $1,295 month-to-month. Basic security deposit is $1,950 refundable. There is a $60 per applicant screening fee. Home is currently vacant and will be available November 18th. Note: this home was built in 1975 and as such the EPA requires that we give information about lead-based paint which is required for all homes built 1978 or prior. You likely have seen this pamphlet before. We have always used latex (non-lead paint) and to the best of our knowledge there is not any lead paint on the home. But, we have not had official testing done (very expensive) so, we will be providing the lead paint booklet to comply with federal laws. I am looking for GREAT resident(s) .Is that you? What is a GREAT resident? Someone who deals honestly, in good faith. Takes reasonable care of the home and makes good life choices. Gets along with neighbors. The landlord resident relationship is a business relationship, but I like to keep it a friendly one. Many of my residents have been with me for 10 years plus. Resident is responsible for maintaining the front and back yard. Resident shall maintain renter's insurance in the amount of at least $100,000 per occurrence is required for this property. (some limitations) No storage of travel trailers, motorhomes, utility trailers, commercially marked vehicles, campers etc. is allowed on-site. If you have vehicles other than standard cars and pickups and/or you intend on parking in spots other than the garage or driveway, please disclose at time of application to rent. Free-standing basketball hoops, swimming pools, trampolines, swing sets are not permitted. All vehicles of residents and their guests must have functioning Original Equipment Manufacturer exhaust systems. No smoking allowed in the home or garage. Considerate smoking is allowed outside so long as it does not disturb the neighboring residents. Satellite dishes may be a allowed subject to compliance with mounting an installation restrictions. Animals: Pets are allowed in select homes subject to prior management approval. Additional pet rent of $25 per month and additional security deposit of $500 required for keeping pets. Cats are to be kept indoors only. Dogs: Friendly dogs measuring 15-inches and less at the shoulder may be allowed. Dogs are to be kept indoors. Dogs may be allowed in resident's back yards so long as resident is present. Dogs are to be on leash and under the resident's control any time they are in common areas. (Non-pet animals subject to ADA /HUD rules may be allowed subject to documentation and approval of valid Reasonable Accommodation Request.)
