FOR SALE BY OWNER — please read full details! (Fine print at bottom.) Answers to questions I'm getting also at the bottom. The "Contact Agent" button is not reaching me, so please reach out directly. 21 beautiful AG-exempt acres in North Texas hill country Perfect for horse enthusiasts, hobby farmers, or anyone who wants room to roam with peace and quiet. Located 7/8 mile off the main road, you’ll hear the breeze before you hear traffic. Most people don’t even realize the house is here. Highlights: Deeded for TWO homes — live in the barndo while building your dream home, or create a family compound. NO GASLINES! Water features: Two tanks — north tank stocked with fish, back tank with turtles & water snakes. Equestrian-ready: Fenced & cross-fenced, three full pastures, shaded paddocks, and space for a riding arena, jump field, or barrel racing setup. Bring your horses! Nature access: Less than 5 miles to LBJ National Grasslands (37,000 acres of horse & hiking trails). Convenience: 20 minutes to Decatur, under an hour to DFW Airport. The Home: Upstairs living area: 3 bedrooms, 3 baths, office with bay window, den off the dining room (two huge bay windows), and laundry room. Office & den could be converted into bedrooms. Garage/Shop: Massive — fits 2 full-size trucks, 2 cars, tractor, hay, and more. Additional washer/dryer hookup for horse blankets. Convertible into more living space if desired. Can also pop in a larger garage door to bring a boat or trailer INSIDE. Recent Upgrades: New septic (2021), HVAC (2021), appliances (2021), windows (2022), water softener (2022), carpet (2024). FAQs: From May to September or October (this year maybe even later) I can keep horses fed with just the pasture. It greens up fast. Yes, the riding lawnmower is for sale, separate from the house. It’s a Hustler Raptor 42” deck. There is a round pen in the east pasture adjacent to the run-in shed. While it is possible to ride to the Grasslands, it’s much faster to haul. Takes me 15 minutes (roads are windy and slow) to get there. The Fs road is maintained by the forest service (hence “Fs road”). The property is bordered by portions of the Grasslands, so there are no builds on either the north, east or west of this property, making it secluded and silent. Fine Print: Price is firm. Pre-qualification letter required before showing. For questions or to schedule a showing, please email cktalons@gmail.com (Note: I use a flip phone, so email is the best way to reach me.)
What the owner loves about this home
This property is magical. I love sitting in my observation room with a cup of coffee and watching the sunrise, the shooting stars, thunderstorms rolling in (and out). I love the quiet, and how far it is off the main road. It's so close to good trail riding and if I don't want to trailer over, there's plenty of space to ride at home. So much space for the horses and dogs to roam. IN THE PHOTOS, the last photo is a mockup of what I was going to do with the exterior of the home: put a deck out front, pop out a window for french doors, and reskin/paint the house two tone of creme and dark gray, with cedar touches for windows and doors.
