Term of Agreement This Agreement begins when it is signed by both the Owner and Tenant. The occupancy date will be established by mutual agreement between the Owner and Tenant. A lease term of at least six months is preferred. A month-to-month tenancy is available by mutual agreement and carries an additional fixed fee of $100 per month. The selected tenancy must be identified below before signing. Monthly Rent Monthly rent is based on the number of approved occupants: One occupant: $2,500 per month Two occupants: $2,700 per month Three occupants: $2,900 per month A maximum of three occupants is permitted. The additional $100 month-to-month fee, when applicable, and the $200 fixed monthly utility fee are charged separately. Rent and monthly fees are due on the 1st of each month. Payments received after the 5th day may incur a $75 late fee plus $10 per day thereafter, subject to Missouri law. 3. Cleaning Services One full-home deep cleaning is included each month and will be scheduled on a mutually agreeable date. Additional cleanings are available at $150 per cleaning. Tenant shall provide reasonable access for all scheduled cleanings. 4. Utilities Tenant shall pay a fixed utility fee of $200 per month in addition to rent. The fee covers electric, natural gas, water, septic, internet, and trash service. 5. Lawn Care Standard lawn mowing is included. Service generally occurs on Wednesdays, weather permitting, and Owner will communicate the schedule. 6. Pets Pets will be considered on a case-by-case basis and require Owner's prior written approval. Any pet deposit, monthly pet fee, or pet-specific conditions will be documented in writing before the pet is permitted at the Property. Tenant is responsible for all pet-related damage. 7. Security Deposit A security deposit equal to one month's applicable rent is due at the time of signing. For purposes of the security deposit, applicable rent includes any additional-occupant adjustment and the month-to-month fee, if applicable, but excludes the fixed utility fee and other charges. The security deposit is refundable less lawful deductions under Missouri law. 8. Occupancy Only approved occupants may reside at the Property, and total occupancy may not exceed three people. Extended guests require Owner approval. Any change in the number of approved occupants will adjust the monthly rent as stated in Section 2. 9. Maintenance Tenant shall maintain cleanliness, report maintenance issues promptly, replace HVAC filters and smoke detector batteries as requested, and avoid damage. Owner is responsible for structural repairs unless damage is caused by Tenant. 10. Alterations No painting, remodeling, mounting televisions, or permanent alterations without Owner's written consent. 11. Entry Owner may enter with reasonable notice for repairs, inspections, monthly cleaning, lawn care, or showings. Immediate entry is permitted during emergencies. 12. Insurance Tenant is strongly encouraged to obtain renter's insurance. 13. Illegal Activity Illegal activity constitutes a material breach of this Agreement. 14. Smoking Smoking and vaping are prohibited indoors. The use of illegal substances is prohibited at the Property. 15. Default Owner may pursue all remedies available under Missouri law for default. 16. Notices Notices may be delivered personally, by certified mail, overnight delivery, or agreed electronic communication. 17. Governing Law This Agreement is governed by the laws of the State of Missouri.
