A furnished 4 bedroom home ( one bedroom is equipped as an office) and the other 3 bedrooms have queen size beds. The house abuts a Conservation wooded area in the back and Wildlife is pervasive. The Kitchen has been recently renovated and is equipped with the basic needs such as plates, glasses, silverware, pots and pans. A Short term lease of a minimum of 4 months is available. Availability is flexible. This neighborhood is a few miles from the center of Simsbury and the house is a mile or so to the Iron Horse walking trail. The house is located close to The International Skating center, Ethel Walker and The Westminster school. The river is nearby with access points to the river for kayaking or canoeing. The Simsbury Land Trust has many properties in the vicinity for hiking and for the enjoyment of nature. The house is furnished, however furniture can be rearranged or moved to the finished basement if you want to incorporate some of your own furniture. There is a gas fireplace in the living room, a finished basement, a private back deck and a front porch. There are many large windows in the home. The backyard is fenced. The washer and dryer are on the first floor. A two car garage is available for the tenant's use. The backyard has a fenced yard area and a deck. There are two sliders that go to the deck one from the kitchen and one from the family room. The back of the house borders on a wooded conservation area. There is a separate entrance to a finished basement. There is a separate door and entrance way that accesses the family room on the first floor. The lease length and possession date has some flexibility based on your needs. The tenant is responsible for trash removal, leaf removal, snow removal, and overall yard maintenance . The Owner (Landlord) will provide equipment needed for the yard maintenance , for the snow and leaf blowing and for the mowing of the lawn . (Based on season.) Or will provide names for someone to help with these tasks. Tenant is responsible for paying for all the utilities including: electric, natural gas, water , internet, phone, TV and cable, trash removal etc. and a there will be a $400 deep cleaning fee applied at the end of the lease. Renters Insurance is mandatory with a minimum of 100,000 liability coverage, proof of insurance is required prior to moving in and should be active for your tenancy. This insurance should also cover your alternate living arrangements if the house becomes inhabitable due to weather events or power outages . There are multiple heating methods. AC is available in some rooms. ( 3 of the 4 Bedrooms, the Family Room, and the downstairs area- There are 5 Mitsubishi splits- these units can also be used for heat or cooling. There is a natural gas furnace with baseboard heating and two rooms have electrical baseboard heat. It is the tenant's responsibility to maintain the property in a neat manner analogous to the way it was maintained when the tenants moved in. No outside storage of anything that appears junky is allowed and . No loud cars on property.( cars with modified or no mufflers.) The finished basement may be used for your storage if needed. Owner will have access to the outside buildings on or near the property for example the sheds, the screened porch, the greenhouse, the garage, the garden beds and the yard. Bears, Coyote, foxes ,raccoons, possums, birds and other wildlife are in the vicinity and may visit the yard since the house borders on a wooded conservation area. It is best to be a wildlife lover to live here. LOL Since you never know what animal will visit. Lease duration is from 4 to 6 months with some flexibility. A thorough credit and thorough reference check will be done on all applicants. A good credit score is required. This is a non smoking house -No smoking, No illegal substances or activities. We seek Responsible and Respectful tenants that will treat the property in a careful manner. House should be left in the same clean condition that it was in when the tenants took occupancy. Pets are not preferred due to potential conflicts with wildlife and concerns about damage to the furnishing and rugs. Maintenance & Repairs: The landlord is responsible for major systems and structural repairs, including the HVAC system, furnace , and with the major appliances provided (washer, dryer, dishwasher, refrigerator, oven microwave ) Tenants are responsible for minor maintenance, and any issues that they are responsible for ( plumbing clogs etc) , Any maintenance issues should be reported to the Owner in a timely manner. Property Condition: The property will be delivered in a clean, well-maintained, and habitable condition. Tenants are expected to return the property in a similar condition, allowing for normal wear and tear.
