Experience the traditional adobe building style and a building design using the natural cycle of the sun's path and the cool night breeze to assist in heating and cooling a home. Great views of the Rio Grande valley and easy access to nearby nature preserves and San Lorenzo Canyon House is currently unfurnished, but furniture is available. We can work with you as needed. Extra monthly costs for furniture will be considered based on needs. Residence: - House built in 2003 - Non-smoking home: Please keep it outdoors - Adobe construction, with exposed beam ceilings, 2232 sq. ft. - Large open living/dining/kitchen space - Brick and Saltillo tile floors throughout - Adobe "trombe wall" design along south facing side of home- free heat from the abundant winter sunshine - Laundry/Pantry with washer and dryer, extra refrigerator, and storage - Heat: Radiant floor heating using solar panels and electricity, and a wood burning fireplace - Cooling: Window mount refrigerated air coolers - 1.250 fully fenced acres - Large adobe 2 car garage with extra storage space and plenty of extra parking space outside Pets Allowed: - Subject to owner approval- Only pets with good disposition - Pet deposit or fee- Generally $0 for common household pets. Anything else will be determined on a case by case basis. - Unfortunately, insurance regulations prohibit some dog breeds - Other small farm animals will be considered Qualifying: - Maximum Occupancy: 6 persons (any age) All adults are required to be parties to the lease - Documented monthly income of approximately 3 x monthly rent (minimum) - incomes can be combined - other income situations can be discussed with owner - Credit report and Rental/Criminal history reviewed through ApplyConnect services- required for all adults - Public records reviewed for evictions, unpaid judgments, criminal and sex offender history - Good rental history- verifiable from previous address - 1st and last month's rent, and damage deposit (equal to 1 month's rent) are required at beginning of lease - Proof of funds to complete lease Apartment Association of New Mexico application and lease documents will be used Lease term is negotiable. While long term tenancy is desired, shorter lease terms with extensions are our preferred contract terms.
