In order to make the best use of everyone's time, we are reserving tours for those who are interested enough to apply and who meet our rental requirements described in the listing. Walls and trim throughout freshly painted. Hardwood laminate flooring. New blinds. Private fenced back yard and patio. Pets may be permitted on a case-by-case basis w/pet deposit. Dogs must be friendly and not too noisy. Cats must be indoor only. All pets must be spayed or neutered. Basement unit is occupied by a quiet adult. Upstairs and basement tenants are expected to be considerate of one another and avoid excessive noise. No smoking, vaping or drug use in house or on property. Landlord pays water, sewer & trash (trash & recycling cans shared by upstairs and basement); tenant pays gas, electric, internet. Yard maintenance responsibility determined depending upon pets. Parking for 2 cars on the property. Use of 1-car detached garage negotiable. 12-month lease. 1st mo. rent, security deposit & pet deposit, if any, due before occupancy. Application required before tour of property. No application fee. Landlord accepts Zillow reusable tenant screening report. Tenant must meet credit, income and rental history requirements and must have a clean criminal record. Please ensure you meet the rental requirements below before contacting Landlord. RENTAL REQUIREMENTS The following are objective thresholds that are established for rental history, credit history, and income. 1) Identification: a) Valid government ID or alternative acceptable form of identification 2) Rental History: a) Required: 12 months valid, verifiable rental history, mortgage or military housing b) Co-signer required: less than 12 months of rental history c) Deny: 3 or more late payments in a 12-month period; NSF or dishonored payment; unfulfilled lease obligations; 2 noise complaints within a 12-month period; balance owed to landlord; unpaid or non-disclosed eviction; and/or falsification on rental application d) Maybe: paid and disclosed eviction may result in denial or cosigner requirement 3) Credit History: a) Required: at least 2 accounts established for 1 year and in good standing b) Co-signer required: failure to meet requirement a) above; derogatory credit history (excluding medical) in excess of $500; past due or foreclosed mortgage; discharged bankruptcy; and/or paid rental collection c) Deny: open bankruptcy; unverifiable (and/or falsified) social security number or ID; and/or unpaid rental collection or judgment 4) Income: a) Required: verifiable (garnishable and non-garnishable) income equal to or greater than 2.7 times the tenant's portion of the monthly rental amount b) Co-signer: less than 2.7 times the tenant's portion of the monthly rental amount c) Deny: lack of proof of income or falsification 5) Records: a) A background screening report will be conducted b) Deny: significant criminal history Please ensure you meet the above rental requirements before contacting Landlord.
