Over the last year these 5 acres of raw land have been worked on to be an off grid retreat. A circular driveway, long dirt road into the forest, several structures and over an acre have been cleared, while maintaining the forest atmosphere. Old tall mammoth trees incircle the cleared area. The property sits within the now abandoned path of the Ohio River which leads to excellent soil quality. I've never found a rock on the property, just feet and feet of silt. The area is prone to river flooding ... but as the property sits on two hills the majority of the property remains above the 100 yr flood line. Since buying the property I have not experienced any issues with flooding. The creek is at an elevation of 407' and the majority of the cleared area is at 430' to 440' at the highest point. Base flood elevation is 424 ft, the 100 yr flood elevation. The property has 2 12 x 36' cabins that can be purchased additionally. It will come with the 8' x 16' power house shed which adds no value. A fence surrounds the current cleared area offering a basic boundary between the "camp" area and the rest of the woods. The soil quality ... for growing plants is likely the best you'll find. It is silt and loam ... basically 10 ft deep of old river bottom dirt without a rock in it. Below 10 ft ... I don't know...I haven't dug lower.
