Powderbox House is a spacious newly built home. It is clean, relaxing, uncluttered with simple decor, technology minded with many device charging stations, has lots of space for "your things," and is furnished in what we call a farmhouse-mining town style. Powderbox House is ideally located at 503 Powder Box Road in Clarkdale Arizona. Our awesome mesa top location includes 360-degree views of the Red Rock country, Mingus Mountain range, and the lush vegetation of the below Verde River Valley. Powderbox is only a mile 4-minute walk to our private neighborhood Mountain Gate Miners Retreat Park that includes a playground, pickle ball, basketball, picnic ramadas with tables, lots of artificial turf for games, nice bathrooms, and walking trails. The historic mining and train town of "Old town Clarkdale" is only 1.2 miles away. PARKING Enclosed 3-car garage, 3-car+ driveway, and short-term street parking on a side street. KITCHEN Our kitchen is large and extremely well-equipped with high-end regular appliances. Small appliances include a toaster, toaster oven, blender, hand mixer, and crockpot. Coffee lovers have easy access to new model Keurig coffee maker. A 12-cup coffee maker is also available with filters. LIVING ROOM The living room is a large open room that is shared with the dinning area. If is equipped with a large 75" Samsung TV, very comfortable sofa, and small radiant electric fireplace stove. It offers a full view of the back patio and back yard with an abundance of light. DINNING There is dinnerware for 12, a large dinner table that will comfortably sit 8, and 4 comfortable bar stools by the large kitchen counter. OFFICE The office has a nice size desk supplied with a computer monitor and cables. It has a 55" Samsung TV, Sofa and overhead fan. . Included is a comfortable couch/sleeper/sofa. BEDROOMS Each bedroom has opaque blinds that let in very little daylight when needed. Each of the 3 large size bedrooms have 55" Samsung TVs, a luggage rack, cloths closets, and overhead fans. The master bedroom is especially large, has its own sliding glass door to the back patio, double sink bathroom, easy access walk-in shower, toilet room, and very large walk-in closet. BATHROOMS There are two fully supplied bathrooms with extra bath towels, hand towels and wash cloths. The guest bathroom offers a tub with shower. The master bathroom offers a large walk-in shower. LAUNDRY The extra-large laundry room offers a washer, dryer, supplies, and a large counter with a large sink. NEIGHBORHOOD Powderbox House is in a very small upscale community of only about 30 homes. It is a very safe peaceful location with no pass-through traffic. It is off the beaten bath but easy to get to. Neighbors are friendly and quiet, never having loud late parties. Side and back yards have 7 foot high block fence walls. SAFETY Powderbox House is equipped with carbon monoxide and smoke alarms in every room. It is also equipped with a whole house fire suppression system. The house is NOT very child friendly. We do not meet the criteria set forth by Airbnb for being child friendly. Also, there is cactus in the front and side yards. OTHER AMENITIES Powderbox House has air-conditioning and a fresh air system. The house is supplied with free fast internet service. Lamps with USB charging stations are throughout the house. Wireless phone service is good in the area. Instant hot water. EV charging station in the Garage. A refrigerator that provides a larger than average supply of ice. Lounge on our front yard patio or on the fully covered and furnished serene back yard patio complete with propane barbecue grill, a table that sits 8, and padded reclining chairs. The barbecue includes all grilling utensils. Plastic dinnerware is also available in the kitchen. Enjoy our cozy propane supplied fire table, flower beds, and artificial grass area. We are located in a dark sky area that offers fabulous star gazing. Powderbox is a fully furnished air-conditioned home including all needed appliances and patio furniture, barbecue grill and cozy fire table. It has a three-car garage with an EV car charging station. ALL utilities & services such as rental taxes, gas, electric, water, trash pickup, high-speed internet service, Netflix, and Amazon Prime are included. Any total monthly landlord cost over $670 will be billed to the renter. A refundable security deposit of $3970 is required when a lease is signed. Any damage caused by the tenant to the building, furniture or appliances will be subtracted from the deposit. Any additional utilities or services over and above that which is allowed will also be subtracted from the security deposit. A home cleaning service is available for $170 that includes the washing of linens and general cleaning. Maximum cleaning service time is set at 4 hours. The lease agreement can be written for any number of months from one (1) to about 15 months. Tenant will be responsible for their own personal property insurance. The Landlord will be responsible for the building's insurance and maintenance issues. No pets or smoking is allowed. No interior or exterior furniture may be moved or rearranged without the Landlord's permission. Landlord will have the option of monthly interior inspections. Renter must abide by all the Home Owners Association Rules such as bringing in the trash bin at the end of the trash collection day. Tenant is to immediately report any property damages, maintenance needs, or landscaping needs to the landlord. Tenant will be responsible to spray or remove any landscaping weeds, to remove any yard trash, to "deadhead" the landscaping plants, and to generally keep the outside and inside clean and orderly..
