Exceptions can be made for applicants with lower credit scores if they have a strong rental history or a co-signer. Any credit score below 650 will incur an additional security deposit that is subject to refund upon move-out. 650+ : Standard- Equivalent to 1 months rent 600: Deposit listed plus $400 550: Deposit listed plus $600 Below 550 is grounds for denial No credit or Rental History is an automatic additional $1,000.00 3. Criminal history: Applicants with a history of violent crimes, drug-related offenses, or sex offenses will not be accepted. Other criminal history will be evaluated on a case-by-case basis. Employment history: The applicant must have a stable employment history with a preferred minimum of six months at their current job. Please refer to the income section for further details. 6. Smoking: Smoking is not allowed inside the rental property or on the premises. 8. Application fee: All applicants must pay a non-refundable application fee ($32.00) to cover the cost of background and credit checks. 9.
