Renter is responsible for all utilities. Utilities must be in the name of the renter. First and last month rent is due at signing. Renter must provide proof of renters insurance. Home inspections will be conducted. Smoking is not permitted. Tenant agrees to do basic maintenance, such as, but not limited to, changing lightbulbs, A/C air filters, plunging toilets, cleaning interior drains if clogged and keeping the house healthy by checking, fixing and reporting any minor leaks that threaten to damage floors, cabinets etc.
