Shared spaces include a fully equipped kitchen with modern appliances, perfect for preparing your favorite meals. The living room is spacious and tastefully decorated, offering a flat-screen TV and comfortable relaxing seating. We also provide high-speed Wi-Fi throughout the property.
One of the highlights is our spacious fountain area, which is ideal for enjoying meals outdoors. The property is located in a quiet neighborhood, yet conveniently close to shops, restaurants, and public transportation, making it a perfect choice for your stay.

collectively referred to in this Agreement as the "Parties", hereby agree as follows:
PREMISES. The rental property, hereinafter known as the "Premises" is located at
5102 W Osborn Rd, Phoenix, AZ 85031, Casita.
LEASE TERM. This lease shall commence on (Date), and shall continue on a monthly basis. The Landlord or Tenant must provide notice prior to the next rent payment to terminate this Agreement. The Landlord has the right to evict the Tenant due to failure of payment after the grace period. If the Tenant fails to make payment, they will receive a notice to pay or move out.
RENT. The rent to be paid by the Tenant to the Landlord throughout the term of this Agreement is to be made in weekly installments of $__, due on the Friday of each week for the following week, with a grace period of one day. A late fee of $10 will be incurred for each week the rent is overdue.
Payment and Grace Period Schedule:
FRIDAY: Rent payment due.
SATURDAY: Grace period.
SUNDAY: Weekly rental due + $10 late fee.
MONDAY:
- If the rent is still unpaid by Monday, the Tenant must pay the Saturday and Sunday rent plus a $5 guest service fee and move out.
- Alternatively, the Tenant may pay the whole balance (weekly rental due + $5 guest service fee) to stay at the property.
MOVE-IN FEE. The move-in fee of $ 100 covers the cost of cleaning and preparing your room for move-in.
SECURITY DEPOSIT. The Tenant shall deposit a sum of $ NONE.
OCCUPANTS. The Premises is to be used as a residential dwelling only.
UTILITIES. All utilities, including but not limited to water, electricity, and internet, are encompassed within the specified weekly rental payment.
PARKING.
The Tenant is allotted 1 parking space, at no cost.
PETS.
The Tenant is NOT permitted to have pets of any nature on the Premises.
ENTRY. The Landlord shall have the right at all reasonable times during the term of this Agreement and any renewal thereof to enter the Premises for the purpose of any repair, modification, alteration, installation, or other reasonable action, so long they provide at least twenty-four (24) hours' notice to the Tenant.
WAIVER. No delay or failure of the Landlord to enforce any part of this Agreement shall be deemed as a waiver thereof, nor shall any acceptance of any partial payment of rent or any other amount due be deemed a waiver of the Landlord's right to the entire amount due.
MAINTENANCE, REPAIR, & ALTERATIONS.
The landlord will be responsible for major repairs and structural issues.
The tenant shall be responsible for keeping the room in good condition and promptly reporting any necessary repairs.
The tenant agrees that no painting or alterations will be performed on or about the Premises without the prior written consent of the Landlord.
Tenant shall promptly notify Landlord of any damage, defect, or destruction of the Premises or in the event of the failure of any of the appliances or equipment.
NOTICE. Any and all notices sent by the Landlord or the Tenant to each other shall be sent to the addresses as located in section 1 "Parties".
DEFAULT. If the Tenant fails to comply with any of the financial or material provisions of this Agreement, or of any present rules and regulations or any that may be hereafter prescribed by the Landlord, or materially fails to comply with any duties imposed on the Tenant by State laws, within the time period after delivery of written notice by the Landlord specifying the non-compliance and indicating the intention of the Landlord to terminate the Agreement by reason thereof, the Landlord may terminate this Agreement. If the Tenant fails to pay rent when due and the default continues for the time-period specified in the written notice thereafter, the Landlord may exercise any and all rights and remedies available to the Landlord at law or in equity and may immediately terminate this Agreement.
CONDITION OF PREMISES. The Tenant has examined the condition of the Premises and by taking possession acknowledges that they have accepted the Premises in good order and in its current condition except as herein otherwise stated.
POSSESSION & SURRENDER. The Tenant shall be entitled to possession of the Premises on the 1st day of the Lease Term. Upon termination of the Agreement, Tenant shall peaceably surrender the Premises to the Landlord in good condition, as it was at the commencement of the Agreement, excluding reasonable wear and tear.
JOINT AND SEVERAL. If the Tenant is composed of more than one person, each person shall be jointly and severally liable under this Agreement.
LIABILITY. The Landlord is not liable for any loss or damage to the personal property of the Tenant unless the loss is a direct result of the Landlord's action. The Tenant is liable for the acts of anyone listed in this Agreement in addition to any guest that they should allow on the Premises.
HAZARDOUS MATERIALS. The Tenant agrees to not possess any type of personal property that could be considered a fire hazard such as a substance having flammable or explosive characteristics on the Premises.
ENTIRE AGREEMENT. This Agreement contains all of the terms agreed to by the Parties and may be modified or amended only by written agreement signed by the Landlord and Tenant. This Agreement replaces all previous discussions, understandings, and oral agreements. The Parties agree to the terms and conditions and shall be bound until the termination of the Agreement.
GOVERNING LAW. This Agreement shall be governed by the laws of the state of Arizona.
