The lease term is six months, ending on April 1, 2025. Rent is due no later than the 1st of each month. Utilities are due no later than the 3rd of each month. Late fees will be applied as follows: $150 for late rent payments and a $50 fee for late utility payments. Tenants are responsible for the cost of water and electricity. Property Rules: This is a smoke-free home. Parking is permitted in the garage or driveway only. Maintenance Responsibilities: Tenants are responsible for the monthly maintenance of the water softener pellets, water filter in refrigerator and air conditioner filter replacements. Lawn care, including weed control, compliance with local watering regulations, and replacing dead sod, is the tenant's responsibility. The lawn must be maintained in good condition and returned to the same state as when the tenants first moved in. Inspections: The home will be inspected three times during the 6 months period. Before moving in, 3month assessment and move out day. Contracts: All contracts will be signed in person prior to moving in. Pets: pets are allowed with non refundable deposit of $250 per pet. Owner must meet pet prior to approval. Lagoon Access: Access to the lagoon is available by purchase only. Tenants may gain access through the landlord at a rate of $5 per person, with a maximum of six guests per day. Access is limited and subject to the landlord's availability. Issued Items: Tenants will be issued the following upon move-in: 1 mailbox key 2 house keys 2 garage openers 2 gate clickers Lost or unreturned items will result in a deduction from the security deposit. Landlord pays landscaping every month. Landscapers are only there to mow, blow and edge the lawn twice a month. Landlord is responsible for pest control but limited to Massey's contract which includes ants, bees nest/wasps nest, spiders and cockroaches. There is quarterly spraying outside and as needed inside home. Landlord will give tenants ample notice before entry. Guardian security system will be managed by landlord due to short term lease.
