Gas is propane and paid to Ferril or another of tenant's choosing. Electric is paid to owner who reads submeter. Garbage is paid paid by tenant to Republic. Owner is responsible for landscaping, water, and sewage. Owner will provide filters and salt for water softener, water filtration, and HVAC, but tenant must allow owner or his representatives to replace them. Tenants and guests must obey posted speed limits. Lease is one year with a 60 day notice of intention to vacate. No inoperative vehicles may be parked or repaired in the normal parking areas--there is ample area in the maintenance yard and the field for storage or repair.
