2. Rent: Tenant agrees to pay a monthly rent of $1,750 due on the 5th of each month.
3. Security Deposit: Tenant shall pay a security deposit of $1,750 prior to moving in. The deposit will be returned within 30 days after lease termination, minus any applicable deductions for damages or unpaid rent.

5. Maintenance Responsibilities
Landlord is responsible for major repairs and maintenance of the property. Tenant agrees to keep the property clean and promptly report any needed repairs. If determined that damages was caused by tenant, the tenant will be responsible for the cost of repairs.
6. Pet Policy Pets are allowed. If permitted, the Tenant agrees to pay a non-refundable pet deposit of $300 and adhere to any breed or size restrictions and a monthly fee of $50.
7. Alterations: Tenant must obtain written consent from the Landlord before making any alterations or improvements to the property.
8. Subleasing: Tenant may not sublease the property without prior written consent from the Landlord.
9. Termination Conditions: Either party may terminate this lease with 60 days' written notice. Early termination may result in up to 3 months of rent.
10. Rules and Regulations
Tenant agrees to abide by the property rules, including but not limited to noise restrictions, parking regulations, and use of common areas.
11. Landlord Access: Landlord may enter the property for inspections or repairs with 24 hours' notice, except in emergencies.
12. Default and Eviction: Failure to comply with any terms of this Agreement may result in eviction proceedings.
