    Sunflower River Fish Farm - Delta duck hunters, take note. This 158-acre property consists of 17 fish ponds with graveled leveed roads and 4 acres with an office building and large metal storage building. There are two 16-inch wells that run underground and feed into every pond. The property is 200 feet from the Sunflower Riverbank, right smack in the middle of the Mississippi Flyway and surrounded by rich farm ground. Neighboring landowners flood fields in winter for duck hunting to take advantage of the prime location, too. Another important point is that this property has about eighty feet of additional frontage for access on Hwy 12, making it an easy split if a couple of owners wanted to share interest in it. There are several opportunities with this tract. Of course, it could continue as a fish farm if stocked in the immediate future (equipment not included), but there are other options to consider. They could actually be a good fit for crawfish production with the ponds having the capability for controlled water and easy draining. The level-bottom pools are easy to drain with ditches surrounding them and drains on every single pond. They have a slow grade and you easily drain specific ones or all of them. You won't find more fertile ground lying beneath these ponds due to years of fish farming. Leveling the land and putting it into farm ground would produce a big source of income while offering incredible duck hunting, too. You could also keep a few out to plant in trees or leave as ponds. This property also has a great potential for WRP/WRE program enrollment -- see the map in photos showing thousands of acres of other area properties with conservation easements already in place. Keep some ponds for waterfowl, and have the others drained and planted in trees to create a your own hunting paradise combining big delta deer with the ducks. While there's no guarantee of it qualifying for WRP/WRE, the odds are definitely good. The little office building on Cole Lake Road has electricity, septic, and water, and a yard full of big pecan trees. The office could be expanded into a camp house by closing in the carport or adding on, or take the metal building and finish it out for a really big bunkhouse. There's also ample acreage to add additional cabins, buildings, or RV spots. A rare find with so much opportunity -- and along with the ducks, the area is well-known for high-scoring big delta bucks!
