Utilities Tenant shall be responsible for payment of all utilities and services to the Premises, including but not limited to electricity, gas, water, sewer, trash collection, internet, and cable television, unless otherwise agreed in writing. Landlord shall be responsible for property taxes and insurance on the Premises. Failure to maintain utility service in Tenant's name or nonpayment of utility bills shall constitute a material breach of this Lease. 2. Non-Smoking Policy Smoking of any kind, including but not limited to tobacco, marijuana, e-cigarettes, or vaping, is strictly prohibited inside the Premises, including all living areas, garages, and enclosed patios. Smoking is also prohibited within 25 feet of any doorway, window, or ventilation intake. Tenant shall be responsible for any damages, cleaning costs, or deodorization expenses arising from a violation of this policy. Violation of this section shall be deemed a material breach of this Lease and may result in termination. 3. Renter's Insurance Requirement Tenant shall obtain and maintain, at Tenant's expense, a renter's insurance policy covering personal property and liability, with minimum liability coverage of $100,000 (or such other amount as Landlord may reasonably require). Landlord shall not be responsible for loss or damage to Tenant's personal property, regardless of cause. Tenant shall provide proof of such insurance to Landlord prior to occupancy and upon each policy renewal. Failure to maintain renter's insurance as required shall constitute a material breach of this Lease. Full Lease Agreement to be presented and signed before approval/occupancy
