Seeking new tenants: The situation I offer is that the occupants of my very large house ($3,000 sq.ft., 5 bedroom, 2 bath) can offset almost all of the monthly rent by helping with animal care on my property. The house sits on about 6 acres and has a fenced dog run off the back of the house (two dogs allowed). It is located in the Juan Tomas valley between Tijeras and Edgewood (about 30 miles to Tramway, 8 miles to Edgewood). The area is beautiful, and quiet. It has open grassland and Ponderosa forest. There are hiking and mountain biking trails very close by (Cibola National Forest and Bernalillo County Open Space). The house has its own dedicated well and septic. And I just installed a new roof. I offset rent at an hourly rate for animal care work. The work entails daily care, feeding, and cleaning for our two donkeys, two pigs, fowl, and non-releasable exotics (a hawk, an owl, a raven, and bats). It also would entail caring for our three dogs and one cat were we to ever travel for vacation. It usually takes about an hour and a half of work every day, plus weekly cleaning work (stall cleaning, etc.) usually done on the weekends. So, with the labor credits, a family could live in the house almost rent free (they would have to pay for their own utilities). Rules include no smoking, no barking dogs at night, no loud or boisterous parties, and fire restrictions/safety measures. Tenants pay their own utilities (propane, electric); lease agreement outlines work for rent tradeoff.
