This is an existing recorded parcel with a house and the county will allow a new home to be built. The tax assessment value is $42,100. I have an appeal filed for a value of $24,500, which I assume will be granted (as it was last year). The house north recently sold for $194,000 and the house south is pending with MLS listing price of $162,900. I purchased the house two years ago with plans to tear it down and build a new home on the land. Since then, I have purchased different home which I am in the process of remodeling and do not have time to also be involved in this project. If you are wondering about the existing cottage, I've included interior photos. As you can see, everything is shot and finished ceilings have fallen. Roof was replaced in the past and not currently leaking. There is no furnace. It has not been occupied in the last few years. There is a small (about 18' x 18') detached garage behind the house that's about 6 ? years old. I was told it replaced an earlier garage, so it has an old foundation. Maybe the cottage would make an interesting Tiny House project, being about 800 sf. You would need to be younger than me, and skilled in all aspects of residential remodeling. The building is barely a structure at this point. The sale would need to be AS IS, no repairs of any kind. Again, the value is in the land and the cottage is just, kind of, standing there.
