It can be used in the kitchen if needed. The primary bedroom has a walk-in closet, large stall shower and double sinks. Central air conditioning and forced air heat. Indoor laundry room. Large 3-car garage. Fully fenced backyard and covered patio. Shed in the back yard for storage. The landlord will provide the gardener, at the landlord's expense, to mow the lawn. Tenant pays all utilities. Landlord will pay $50 per month toward the water bill in the months of May through October each year for landscaping. Pet Policy: May allow two dogs with an additional pet deposit. Aggressive dogs or breeds not allowed by homeowner's insurance companies will not be permitted. Absolutely no cats or other pets allowed. No smoking inside the home or garage. To qualify to be a tenant the following guidelines must be met. No derogatory credit in the past 24 months. Proof of rent or mortgage payment paid on time for the previous 12 months. Gross monthly income must equal, or exceed, two and a half times the monthly rent. Proof of income required. Two-year employment history or completion of schooling that led to the employment. Minimum credit score 700 for all applicants over 18 years of age. All persons over the age of 18 must complete an application and are required to sign the lease. Tenant is required to obtain renter's insurance naming the landlord as a loss payee and to keep the policy in force the entire lease period. $2,900 a month rent. $3,500 security deposit. A lease term of 1 to 3 years is available at the tenant's option at the same monthly rent amount. Landlord is open to discussion of a longer lease term. Landlord is willing to negotiate options to extend the lease for additional one year terms after the expiration of the initial term. Please call to see the home. Ignore the tour dates in the ad.
