    What's special

Perdido Property Located in the headwaters of the Perdido River, adjacent to the Splinter Hill Bog Preserve in Rabun, AL, this property holds the origination of Dyas Creek. The property also includes nearly two miles of paved road frontage property along Jack Springs Road, George Thomley Road, and Splinter Hill Road providing easy access. Forested by longleaf pine savanna with seepage bog communities among interspersed sandhill habitats. Auburn graduate students studied the property and found that this land includes unique flora that includes dozens of species of carnivorous plants such as white-topped pitcher plant, purple pitcher plant, parrot pitcher plant, among others. Other unique species of plants found on the property include hatpins, sundews, Foxtail clubmoss, and multiple species of meadow beauty. Much of the site north of Jack Springs Road is occupied by one of the most remarkable white-topped pitcher plant bogs anywhere. The property has numerous internal roads, providing access to all corners of the property. There are approximately twelve miles of internal groomed paths suitable for hiking, biking or horseback riding. There are eight wildlife viewing areas with raised viewing stands. These could also be used as primitive camp sites. The timber includes primarily naturally seeded longleaf pines ranging up to 15-25 years in age with a few areas of intermingled hardwoods. Approximately 47 acres of longleaf pines were successfully planted around 9 years ago. The property is currently being managed as a timberland with annual controlled burns in order to limit undergrowth and maintain healthy longleaf pines. A conservation cut is being planned for the near future on 120 acres as recommended by the Nature Conservancy.

This property is off market, which means it's not currently listed for sale or rent on Zillow. This may be different from what's available on other websites or public sources.
