    This room does not come furnished. The room is on the backside of the house with 2 windows looking into the backyard for extra privacy. The room has a closet with a storage shelf for extra space and is right next to the bathroom. The shared spaces are the living room, kitchen, and laundry room and we all do our part to keep them as clean as possible. Both of us are musicians and we have a soundproofed practice space that is used on a weekly basis we have people come over and use on a weekly basis. Room Rental Agreement (Shared Home) This Agreement is between Landlord and Tenant for the rental of a private bedroom within a shared residence. USE OF PREMESIS- The Premises shall be used solely as a private residential bedroom by Tenant. Common areas are shared. No subletting, Airbnb, or additional occupants are permitted without prior written approval from Landlord. RENT- Rent is due on the 1st of each month. Rent not received by the 5th is considered late and subject to a $50 late fee. Rent unpaid after 14 days may result in termination proceedings as permitted by law. SECURITY DEPOSIT- The security deposit may be applied to unpaid rent, cleaning, repairs beyond normal wear and tear. DAMAGE- Tenant is responsible for any damage beyond normal wear and tear, including but not limited to holes in walls, stains, broken fixtures, appliances, or pet damage (if approved). ALTERATIONS- Tenant shall not make alterations, paint, install fixtures, change locks, or place nails/screws in walls without written consent. Unauthorized changes may result in restoration costs deducted from the deposit. PETS- No pets are permitted without a signed pet addendum and monthly pet rent. Unauthorized pets must be removed immediately and may result in additional charges. SMOKING- No smoking of any substance is permitted inside the home. NOISE AND CONDUCT- Tenant agrees to respect quiet hours between 10:00 PM and 8:00 AM and to avoid behavior that disrupts the household or neighbors. TRASH & CLEANLINESS- Tenant must dispose of trash regularly and keep the Premises clean. Pest issues caused by negligence may be charged to Tenant. ILLEGAL ACTIVITY- Any illegal activity on the Premises is grounds for immediate termination. LANDLORD ENTRY- Landlord will provide at least 24 48 hours' notice before entering Tenant's room, except in emergencies or as otherwise permitted by law. EARLY TERMINATION- Early termination by Tenant requires notice and may result in forfeiture of the security deposit and/or additional fees as permitted by law. House Rules Shared Home Quiet hours: 10 PM 8 AM Guests are welcome occasionally, but no overnight guests without approval No smoking or vaping inside the home Clean up after yourself in shared spaces Trash should be taken out regularly No additional occupants Respect shared appliances and utilities Please communicate issues early most problems are easy to fix if discussed Repeated or serious violations may result in termination of the room rental.
