The bathroom in the master bed room has a jacuzzi tub as well as a separate shower. All applicants must be at least twenty-one (21) years of age or older. Absolutely no pets or smoking inside the home. Parking only permitted in approved parking areas. The renter must have renters insurance (no exceptions) must show proof, and must remain active the whole tenancy. Tenant must notify the landlord of any repairs that need to be made immediately, failure to do so will terminate the rental agreement. This lease will be valid for 6 months. Tenants must pass a criminal background check , no evictions within the last 2 years and proof of verifiable income will be required. Criminal charges and/or convictions may be grounds for denial. Landlord will conduct quarterly & random inspections. The tenant shall at all times maintain the premises in a clean and sanitary condition as it was at the begin of the tenancy, reasonable use and wear expected. The land lord shall maintain and repair all fixtures, equipment and appliances included in the lease of the premise at the time the agreement was made. There will be a $35 non-refundable application fee per tenant payable before the approval process can begin. Applicants must have verifiable rental references of 6 months or more with a term lease fulfilled and a copy of the thirty day (30) written notice to vacate current or previous address provided. No sub-letting of the home. Applicant must not have have more than two (2) late payments in one (1) year of residency. Any applicant with questionable rental history or a prior eviction may be subject to denial of application. Tenant will be responsible for the upkeep of the lawn, yard debris, trash disposal, utilities, and cleanliness of the home..Tenant may not change the locks or make any alterations on the home. The monthly rent for the premises will be due on the first (1) day of each calendar month. Rental payments shall be made payable to and sent to the landlord via cash app, money order, or cash. Payments received after the 5th (5) day of the month, will also incur a $10 late fee per day. After the 10th (10) day of the month eviction proceedings will begin, No Exceptions No checks will be accepted. In addition to the rent, a security deposit in the amount of $1275.00 shall be paid in advance prior to Tenant taking possession of the property. In the event that the tenant breaches this agreement by failure to pay rent when due or by noncompliance with any terms and conditions of this agreement, the landlord may terminate this agreement by providing the tenant with an advance 10 day written notice to Quit for non payment of rent pursuant to applicable law. Entry by Landlord shall not be required before termination. Issuance of a notice pursuant to this paragraph shall be without waiver or prejudice to any other right or remedy of the Landlord. In the event of such termination the tenant shall be obligated to pay the landlord a sum equal to the balance of the rent due together with all cost and expenses reasonably incurred by the landlord to restore the premises in the same condition as they were at the beginning of the lease, including cleaning and painting, moving and storage charges for any personal items of the tenant either required by law to be moved. Delay or failure to commence legal proceedings shall no constitute a waiver of any right or remedy.
