Main Cottage With living room, den/sunroom, kitchen/dining, 3 bedrooms, 1-1/2 baths and washer & dryer this 1,555 sq. ft. cottage offers ample room for family and friends to gather. Indoor/outdoor carpeting makes for easy maintenance – no worry of tracking in sand or snow. Four separate thermostats provide zoned heating for area control and comfort. Guest Cabin This 288 sq. ft. building was the original on the property, constructed in the early 1940’s before modern access to the area was available. The inside of the cabin is finished in oak paneling which was locally made. The cabin has been maintained for summer use, but could readily be improved to make it functional year round. Garage/Workshop This two-story 2300 sq. ft. building has 1500 sq. ft. on the first floor and 800 sq. ft. on the second. The first floor has ample space for cold storage of boats, ATV’s, snowmobiles, and other equipment as well as an insulated workshop which is naturally cooled in the summer and can be heated by propane in the winter. The second floor has 800 sq. ft. with two rooms for additional storage, or additional workspaces. Lake Building The lake building is 8’x12' and is conveniently located next to the beach and floating dock providing easy access to boating and fishing equipment, motors, chairs, etc. 10-Acre Beachfront Property All of the buildings are built on 10 continuous acres of land within the Hiawatha National Forest. The property has 154 feet of beachfront on Little Toms Lake and is surrounded by a mix of federal, private and corporate owned properties. The location provides excellent recreational opportunities with its sandy beach and easy access to ATV/snowmobile trails (trail #7), fuel and maintenance services. In addition, the property is within a 30 minute drive of the city of Munising for medical, shopping, dining and sightseeing at the Pictured Rocks National Lakeshore. This is as much an Outdoor enthusiast’s 4-season dream location as a comfortable retreat for those looking to relax and enjoy nature. Electrical System Electricity into our area is installed underground. It connects to a 200 amp supply panel located at the garage/workshop. A 100 amp feed stays at the barn and a separate 100 amp underground service line runs to and supplies the cottage. Power then runs underground from the main cottage to both the guest cabin and the lake building. Woods on the 10 Acres The adjacent federal and corporate owned land provides a wonderful 4-season playground for any outdoor sporting activities. Hunting opportunities abound as the land is available for all to enjoy. The trees in the woods have not been disturbed for 15 years and are ready for harvesting, if desired. Floating Boat Dock The boat dock is supported by floating plastic pontoons which allows it to be left in the water all year. No removal because of ice is required. Water & Septic Tank System The water comes from a 28 ft. shallow well and consists of a new recently installed stainless steel point and well piping. The quality of the water is excellent and people consider it some of the best in the area. The pump and tank are located inside the cottage which makes it almost maintenance free. A 30 gallon quick recovery electric hot water tank provides an ample amount of hot water. An 800 gallon underground septic tank empties into a newer installed drain field that contains about 100 ft. of the rectangular type tubing system. The current owners have never experienced a problem with the currently installed system. Propane Tanks The main 500 gallon propane tank supplies fuel to the four area furnaces inside the cottage. This tank is owned and its ownership transfer with the purchase. A leased 100 gallon tank is located near the garage/workshop.
