All payments shall be paid on time to Lessor. It is the responsibility of Lessee to have payments post marked on or received by Lessor no later than 5 days of due date, Lessee shall pay a 5% late fee. After 5 days past due, if Lessee has not made arrangements with Lessor for payment, Lessee shall be evicted immediately without further notice, all advanced payments forfeited, action taken to collect the full amount of the lease and any damages done to the property, including all legal, collection and eviction costs, and the balance due reported to the credit bureau.
The Lessee has examined the property and has received same in good order and repair with the below or attached exceptions. Lessee agrees to leave the premises in good condition, cleaning all floors, baths, cabinets, closets and remove any debris from yard, ordinary wear and tear and damage by the elements excepted. If carpet and or drapes are furnished, it is expected of Lessee to have cleaned and vacuumed regularly and leave them clean, even if it requires employment of professional cleaners. During the period of his tenancy, lessee agrees to have repaired at his expense anything other than normal wear and tear, such as (but not limited to): repair all broken glass, keeping sinks, lavatories, commodes, and sewer lines open, furnish and replace or clean furnace filters three to four times each year, keep yard clean from debris, keep gutters clean and clear of leaves etc. lawn cut, watered and trimmed and shrubs cultivated regularly (as needed), routine insect /pest control. Should any of the above requirements be left undone, Lessor may charge sufficient to Lessee to complete the work.
Lessee shall not use said premises for other than single family residence, will not use premises nor permit the use thereof for an unlawful, immoral or disorderly purpose, not commit nor permit a nuisance to be committed therein and that he will not assign or sublet without written consent of the Lessor, and will not use for business purpose.
It is further agreed that the Lessor in person or by agent shall have the right at all reasonable times to enter the leased premises and inspect the same and to show the same to prospective tenants or purchasers. Lessor may make such repairs as may be deemed by Lessor necessary to the preservation of the leased premises.
No trampolines are allowed on property.
No changes or modifications to home are permitted without written permission. Seasonal planting of flowers are allowed.
The Lessee agrees to pay all applicable utilities such as water, gas, electric, oil, sewer, etc. If utilities are on in Lessor's name, they will be cut off within 48 hours of effective date of lease.
