There is also a storage unit in the single designated parking awning. *The deposit can be paid in allotments for the first three months. The lease duration is a one-year minimum and a month-to-month basis thereafter. Water is included in the rent but gas and electricity are paid by the renter. No pets and absolutely no smoking allowed. The renter has three months to pay the deposit (first month's rent). Renters have one designated parking spot under an awning and two parking permits to park in any of the three parking lots. If the renter loses the parking permit(s) or any of the two keys (mail, laundry/pool/tennis court), they are responsible for paying for the replacements. Rent is due on the first of the month and renters have a five-day grace period to pay the rent or there will be a $50 fee. Renters can pay via Zelle. If the renter needs to move out before the lease is up, they will need to pay half the month's rent. Renter's need to provide 30 day's notice if they are moving out or are subject to paying one month's rent. If the renter has three or more noise complaints reported from the HOA, they will be fined. The HOA has specific rules about keeping patios tidy and if rules are continuously ignored, the renter will be finned.
