Smoking is allowed outside the property a safe distance away from the doors/windows, provided the Tenant properly disposes of cigarette butts and other materials. Tenant shall be responsible, at Tenant's sole expense, for routine lawn care and yard maintenance during the term of this Lease. This includes, but is not limited to, mowing, edging, trimming, watering, fertilizing, weed control, and keeping the yard, landscaping, and exterior areas in a neat, clean, and orderly condition. Tenant shall not allow grass or weeds to exceed a reasonable height or violate any city, county, or homeowners' association regulations. Failure to maintain the yard may result in Landlord arranging for maintenance and charging Tenant for the cost as additional rent. Landlord or Landlord's agent may enter the property with reasonable notice (at least 24 hours) for the purposes of monthly inspections, repairs, maintenance, or to show the property to prospective tenants or buyers, except in the event of an emergency.
