    ONE BEDROOM FOR RENT Property is 5 minutes from Carytown. Property: Please be aware this house is old and isn't updated with the newest furnace, newest windows, nicest kitchen, or updated insolation. It's a comfortable and small home, but harsh weather conditions can put some strain on the house. Applicants: Looking for a third tenant to take the third bedroom downstairs. Currently two (one upstairs and one downstairs) tenants in the home. We are looking for someone that is hardworking, quiet, clean, and very laid back. Also, they would need to be able to contribute to utilities, and be comfortable sharing the living room/kitchen with another guy and girl in the house. One tenant has two very lovely and fluffy cats so you must be okay with pets. No additional pets are permitted in or near the home. Rent: The rent for the entire house is due on the 5th of each month and it's split by room. This is a short summary of the primary concerns tenants/applicants may have about the lease. It is in no way a perfect representation of the actual lease agreement. Lease Duration: The lease agreement is a 6-month agreement at a minimum; no exceptions. Space: Each tenant is assigned there own bedroom for their belongs. The living space(s) are open for furniture and other belongs however it's between all the tenants to decide on the placement/storage of items. The home is a one bath, so you would be sharing it with two other people, but it's been remodeled to offer better storage. Smoking is not allowed in or near the home. Responsibility: The tenants are responsible for any all damages outside of normal wear and tear on and/or around the home. The landlord is only responsible in maintain or fixing the AC & Heat, water lines, appliances, and light fixtures. It's the tenant(s) responsibility to clean the house, replace light bulbs, unclog toilets, and keep track of the bills. NOTE: The landlord does not cover wifi, electric, water, trash, cable, or any other form of utility. These items are managed and shared between the other tenants. Payment: The rent is $580 on the 5th of each month either cash or check. There are no options for paypal, apply pay, etc. If the rent is late, there would be a late fee charge and additional fees if a check would happen to bounce. Pet Policy: No additional pets since the max number has been reached. Renters Insurance: We would prefer if the tenant has renters insurance but it's not required. I will be mentioned within the lease that we recommended it to you.
