Basement: Living room; Mini-bar; Bedroom; Bathroom. Tenant responsible for utilities and a percentage of maintenance/repair costs (though these terms, like most of the lease terms, are negotiable). I generally ask for a security deposit equal to two-months' rent, payable before move-in (though am not in the habit of nickle-and-diming, and the full amount will be returned at the end of the lease so long as there aren't major issues).
