I'm looking for an individual or couple to enjoy this sweet little A-frame in Rollinsville. This was my home that I renovated with lots of love in 2020. It's about 600 sq ft and feels very spacious with the steep pitch high ceiling. The vibe is cozy, uplifted, and peaceful. Move-in date is December 1st. The house has beautiful pine tongue-and-groove walls, a wood stove, a big bathroom with a freestanding tub/shower, and a nice walk-in closet. It has a new roof, well, and septic. Lovely little Morso wood stove that heats the cabin very efficiently and there is an electric wall heater in the main space and bathroom for convenience. The bedroom is in the loft, and the house comes with a few furnishings a queen mattress, a three-seat sofa that can be configured as a two-seater, and a chair. There's a washing machine (no dryer), plenty of parking. Sits on one acre of land and feels very private (you can only see one other house that belong to friendly neighbors) and borders National Forest so you can walk out the door and straight up the hill into miles of nature. The location is fabulous - about a mile from Rollinsville, with the brewery, Salto Coffee, and the East Tolland Trailhead all close by. Nederland is 10 minutes away, and downtown Boulder is roughly 35 minutes. Water and propane are included in rent. Tenant is responsible for electric and internet (unlimited Starlink is $85/month). I have never had trash/recycling service at the property because there is a transfer station in Nederland where you can drop your recycling for free and trash for $2/bag. Tenant is responsible for buying firewood and the cost of plowing the driveway in the winter. There is a side by side available for use if you know how to operate it! Preference given to applicants with no pets but happy to consider for the right person with the right pet :) I live in Boulder and hoping to find tenants who are responsible, good communicators, have some experience living in the mountains, and looking to settle into a long-term home.
