The mobile home has been completely remodeled, and all appliances are new at the commencement of the tenancy. Tenant is responsible for payment of all utilities associated with the Premises, including water and electricity. There is no gas service provided to or available at the unit. Smoking is strictly prohibited inside the dwelling and anywhere on the Premises. Any violation of this policy shall be considered a material breach of the lease and may result in fines, charges for damages, and/or termination of tenancy. The Property provides a large shared dumpster for tenant use. Tenants shall dispose of household trash only in the dumpster and are responsible for keeping the area clean. Disposal of bulk items, construction debris, hazardous materials, or any illegal dumping is strictly prohibited. The Property provides controlled gate access for entry and exit. Tenant shall be issued a maximum of two (2) gate access controls. Tenant is responsible for the proper use and safekeeping of all access controls. Lost, damaged, or unreturned controls may result in replacement fees. This Property is primarily occupied by working families, and the Owner is committed to maintaining a safe, respectful, and quiet community. Any behavior that disrupts the safety, peace, or enjoyment of other residents will be addressed promptly and may result in lease enforcement action, including notices, fines, or termination of tenancy.
