Submit a landlord and an employer reference. If you have poor credit but otherwise qualify you can pay first and last months rent up front to offset it. You can renew your lease after a year. I will discuss a rent reduction for a longer-term commitment. Tenants are responsible for all utilities. Trash, water, electricity, internet ect. Tenants are responsible for watering and keeping the yard alive. I don't care if it's mowed, but don't kill it. I will check in every 4 months for the first year (3x) to ensure the property is being managed well. Immediate eviction if horrible care of home ie smoking, pet pee, significant damage. This is a new home and I want tenants who will take pride in it. I will take care of all repairs if you let me know immediately about any needs! You will be responsible for simple tasks such as changing a light bulb.
