If self-employed, verification through tax filing records from the previous 2 years is required. Combined monthly income should be at least 2.75 times the monthly rent. Additional Important information: A serious criminal background or a court action related to housing may grounds for denial Judgements, Liens, Collection items and/or Garnishments may be grounds for denial Unverifiable information on the rental application may be grounds for denial. Information must be verifiable SECURITY DEPOSIT: After application is approved and prior to moving in, a Security Deposit is due at the time the lease is signed. A security deposit is equal to one months rent plus $400.
