Tenant Maintenance Responsibility Tenant agrees to be responsible for the cost of minor repairs and maintenance up to $100 per occurrence. This includes, but is not limited to, replacement of light bulbs, air filters, batteries in smoke detectors, and other small household items. Tenant shall promptly notify the landlord of any repair needs exceeding this amount. Landlord remains responsible for major repairs and structural maintenance. 2. Use of Acreage and Trails Tenant acknowledges that the acreage and trails located on the property may present natural hazards, including uneven terrain, wildlife, and environmental conditions. Tenant agrees to use these areas at their own risk. Landlord shall not be liable for any injury, accident, or damage to persons, pets, or property resulting from use of or access to the acreage or trails. Tenant is responsible for supervising any guests, children, or animals while on the land and assumes full responsibility for their safety. Tenant further agrees not to alter, clear, or construct on the acreage or trails without prior written consent from the landlord. 3. Property Use and Care Tenant may not make structural changes, paint, or install fixtures without written approval. No open burning or fire pits are permitted without landlord's consent and compliance with local laws. Tenant must keep property free of excessive trash and dispose of waste properly. 4. Financial Terms Rent not received by the due date will incur a late fee of 1% per day (or specify %). Tenant is responsible for bank fees and an additional charge of $50.00 for any returned payments. 5. Pets and Animals Pets are only allowed with landlord's written consent. Tenant is responsible for any damage caused by pets. No livestock or exotic animals may be kept on the property without prior approval. 6. Liability and Safety Tenant shall not store hazardous or flammable materials (gasoline, propane, etc.) inside the residence or garage. Tenant is encouraged to carry renter's insurance to cover personal property and liability. Tenant agrees to indemnify landlord against claims arising from tenant's use of the property. 7. Guest Policy Guests staying longer than 14 consecutive days require landlord's written approval. Tenant is responsible for the conduct of all guests. 8. Parking Vehicles must be parked in designated areas. No inoperable or unregistered vehicles may be stored on the property. 9. Subleasing Tenant may not sublease or assign the lease without landlord's written consent. 10. No smoking inside the home.
