A one-bedroom, unfurnished suite with its own private entrance in a quiet super low traffic area. Perfect for a single person or a couple saving up to buy their own home.
At the entry there is a patio deck that may be used at any time, reserved just for the tenant(s) with a view of a waterfall and the spacious backyard. The kitchen/dining area has fridge, dishwasher, plenty of cabinet space, and a new ceiling fan. Utilities, wi-fi, carport, and laundry room access are included.
12 month or more. Renting month-to-month is not available.
No smoking allowed inside. No pets allowed.
Use of carport is allowed. There is room for your car only. Visitor parking is only available easily for one other car. (The property is on a one-car lane street that doesn't really allow room for parking there.)
2-day grace period, rent is due on the first of each month *. $50 late fee if not paid by the 4th of each month. 3-Day Notice (Nonpayment of Rent), 7-Day Notice (for Non-Compliance) or 30 Day Notice (non-payment, etc.), landlord has 30 days to notify the tenant of a claim, and 12 month rental termination of lease requires 60 days' notice, all as per compliance with Florida law.
Early termination clause: if tenant terminates the lease early the additional penalty fee is equal to one-month rent.
Renewal of the lease must be negotiated and agreed upon within 30 to 60 days of the end of the lease.
Email notification is valid notification and does apply.
Statutory Obligation: Tenants must keep the dwelling clean, sanitary, and in good repair.
Normal Wear and Tear: Tenants are not responsible for normal wear and tear, but they are responsible for damages caused by their negligence or abuse.
Security Deposit: If a tenant damages the property, the landlord may make a claim against the security deposit to cover repairs within 30 days after the tenant vacates.
Liability: If damages exceed the security deposit, the landlord can take legal action to recover costs for repairs and potential rent lost.
Tenant is to report by email any and all issues immediately. Delay may be considered negligent and reason for termination of the lease. Notice of intent to claim the deposit by the landlord must be sent within 30 days of the tenant moving out. Tenants have 15 days to object in writing (email or certified mail) to any claim made by the landlord.

Housemate details
Two artist/teachers that are low-key, quiet and respectful. Both are rarely at the home, and when they are it is mostly to rest or because they use the kiln that is in the carport for firing pottery.
