Irrigated Farm & Equipment For Sale in McCone County, MT     Looking for an irrigated farm?  You're search is over!  This beautiful irrigated farm located on the Missouri River in McCone County, Montana, near Wolf Point, Montana, is now offered for sale to the public.  Developed and operated by the same farming family for three generations, this is the very first time this irrigated farm is available to purchase.  It is worth your time to come and view this wonderful farm in order to see how this farm will improve your current operation and to see what an excellent job the owners have done developing this irrigated farm into the Montana treasure it is today.  This prime irrigated farm has 2,792+/- total acres available to purchase.  Deeded acres total 2,726+/-  acres. Cropland acres total  2,501+/- acres.  Current irrigated acres total 1,042+/- acres.  The water rights for the irrigation network of this farm are from the majestic Missouri River.  These water rights are privately owned and the water may be applied at the rate of 11,200 gallons per minute over 1,745 irrigated acres.  What this means for you is that you may be able to develop additional irrigated acres from current dryland acres and/or you may be able to increase water consumption in order to produce high water consumption crops on current irrigated acres.  Additionally, the irrigation network of this farm (in-fact, the the entire farm itself) is in no way bound by any EQIP contract or other governmental regulation which would inhibit your ability to improve this farm as you desire.  What this means for you is that because all the irrigation development of this farm has been done at the owners expense, you are not bound to inherit or uphold any existing improvement contracts or maintenance agreements that so often accompany farms with irrigation improvements.  This combination of substantial privately held water rights, potential for additional development of irrigated acres and absense of existing governmental contracts to honor is very rare indeed. Selling with this farm is all the equipment currently being utilized to operate the irrigation network.  This includes the pumping station located on the Missouri River and dedicated to this farm, three irrigation floating pumps (one for each of the three pipelines located at the pumping station), one section pivot, four quarter-section pivots, three booster pumps, approximately two miles of 10" and 15" underground irrigation pipeline and all components of the three-phase power system needed to operate the irrigation network.  What this means for you is that this irrigation system is ready, willing and able to go to work for you. Selling with this farm are multiple bins for product storage.  This includes (5)  4,000 bushel Amber Waves hopper bottom grain bins, (1) fan to share between three of these bins, (2) 12,000 bushel steel bins with concrete floors, unloading and sweep augers, (1)  3,400 bushel round steel grain bin with concrete floor and (2)  3,000 bushel steel bins with concrete floors.  There are also several smaller portable hopper bottom bins that may be able to be purchased, if you would like to have them remain on the farm.   Selling with this farm are two separate shops, the Red Shop and the White Shop.  The Red Shop measures approximately 50'X75'X16', has a concrete floor, an exterior apron, a bifold door and a man door, is piped for floor heat in one portion of the shop (although the floor heat has never been hooked up or used) and has built in racks for storage.  The White Shop measures approximately 60'X83'X15.5'.  The White Shop is divided in three different units.  The first unit is the shop work area.  This area measures approximately 60'X60', has a concrete floor, two exterior aprons, two bifold doors (the large one measuring 32'X15') and two man doors, has hot water floor heat and a Clean Burn heater also.  There are numerous custom built-in cabinets, shelves and drawers within the shop work area, as well as multiple wall mounted air reels/hoses and other miscellaneous shop tools and equipment.  The second unit of the White Shop is the office work area.  This area measures approximately 23'X30', has a concrete floor, custom cabinets and shelving, high quality countertops, a storage loft and a bathroom with a shower too!  The last unit of the White Shop is the expansion slab.  The expansion slab measures approximately 23'X30' (the same as the office portion of the White Shop) and has a concrete slab with floor heat piping installed.  The farm owners planned to complete the shop expansion themselves, however, now you are able to finish the shop expansion as you would like, as the walls and tin are already on-site and ready to be erected.   The Red and White Shops are serious workhorses for this farm, and they will continue to work for you for years to come.  Selling with this farm are several outbuildings.  There is a detached 2-car garage with overhead doors and electric door openers, a woodshed with a bifold door and work area, a bunkhouse and a root cellar with an outside wild game wash station.  All of these outbuildings bring service, function and efficiency to this farm.  Selling with this farm are not one, but two houses!   Just by looking at the pictures of the beautiful family home you'll see this home is no ordinary farmhouse.  Rather, this is true country living at its finest!  Constructed with quality and beauty and clad with an exquisite architectural brick exterior, this family home is everything and more you would ever wish for on the farm.  With 5 bedrooms, 3 bathrooms and combined upper and lower living area of over 3,000 square feet, this family home works as hard for your family as the Red and White Shops work for the farm.   The georgeous kitchen, beautiful built-in cabinetry, awesome hot water heat, central vac, high efficiency insulation and E-glass Pella windows are just a few of the numerous features of this family home.  Add in the front and back porches, the patio off the master bedroom and the sidewalks with curbs (that's right, curbs on the farm), and you have a family home you must see to believe!    The second house on this farm is the guest house.  Formally a wonderful bed and breakfast, the guest house has housed many wild game enthusiasts over the years.  Today the guest house stands ready for you to finish the interior to your liking and settle in as you see fit.  With 768 square feet of living area upstairs, and a full basement as well, options abound for this house.  Forced air electric heat, air conditioning, a separate well and sliding glass patio doors are a few features of  this house.   Come and see what these two houses on this farm can do for you and your family! This is a rare opportunity for you to own this beautiful farm.  Never before available for sale, this high production farm together with its irrigation equipment, substantial owned water rights, potential for irrigation expansion, lack of existing government contracts, product storage, shops, outbuildings, guest house and fantastic family home offers you everything you would want on your farm.  Call me to schedule a viewing of this Montana treasure, here in our beautiful Treasure State.  Enjoy the attached pictures of this farm, taken in July with the 2019 crop growing strong, and looking forward to seeing you soon!    Click here for additional information
