Monthly yard service is available for an additional fee. Application Process Applications and fees are collected from each adult 18 years of age and older. Fees are not refundable if the application has been processed. We will process your application in the order in which it was received including completion of the application, the collection of appropriate documentation and application fee. Pending charges or outstanding warrants will result in the suspension of the application process until the charges are resolved. Units are not held awaiting appropriate documentation, rental references, verification of any outstanding financial obligations, nor resolution of pending criminal charges. If any applicant needs any assistance known as a reasonable accommodation, please notify one of our leasing agents. * The application fee is $55 per adult over 18. A background check will be conducted for applicants who meet the base criterion, and the price is included in the application fee. Consent will be obtained at the time of application. Once your application is received and you pass criminal and credit requirements, you will be requested to submit the following documents within 24 hours of notice. Failure to do so results in disqualification: 1. Photo ID or other acceptable form of government issued identification 2. Three most recent bank statements to verify cash flow. *If your application is accepted, then there is a $500 deposit to hold the rental home and de-list the property from online services (Zillow, Trulia, HotPads, etc.). Until this deposit is received, applications from prospective tenants will continue to be taken. This deposit will be applied toward your security deposit. *Move-in requires 1st month's rent plus up to a $3000 security deposit (depending on credit), for a total of $5150.00 ** Renter's Insurance Required!
