For added comfort, there's a charming guest cottage, offering a cozy retreat for visitors or extra space for your family. This property is more than just a place to stay it's an experience, offering the perfect blend of luxury, comfort, and adventure on beautiful Anna Maria Island. 1. Lease Duration: Minimum lease term: 12 months. Option to renew for an additional 12-month term, subject to landlord approval and potential rent adjustment. 2. Rent: Monthly rent: $28,500, due on the 1st of each month. Late fee: 5% of the monthly rent if not received by the 5th of the month. 3. Security Deposit: Security deposit: $28,500 (equivalent to one months' rent). Deposit must be paid in full prior to move-in. The deposit will be held in a separate account and returned within 30 days of lease termination, less any deductions for damages or unpaid rent. 4. Utilities and Maintenance: Tenant is responsible for all utilities, including electricity, water, gas, internet, and cable. As well as regular pool and lawn maintenance. Tenant is responsible for routine interior maintenance and for keeping the property in good condition. 5. Furnishings: The property is fully furnished. An inventory list of all furnishings will be provided and must be signed by the tenant upon move-in. Tenant is responsible for the care and maintenance of all furnishings. 6. Boat Dock and Lift Usage: Tenant has exclusive use of the dock and boat lift. Any modifications or repairs to the dock or lift must be approved by the landlord. The dock is designed to accommodate a boat up to [insert maximum size or weight]. Tenant is responsible for ensuring their vessel is within these limits. 7. Guest Cottage: The guest cottage may be used by the tenant and their guests. Subleasing the guest cottage is not permitted. 8. Insurance: Tenant must obtain renters insurance with a minimum coverage of $500,000 for liability and property damage. Proof of insurance must be provided before move-in. 9. Pets: Pets are allowed with prior approval from the landlord. An additional pet deposit of $2,500 per pet is required. Pets must be well-trained, and any damage caused by pets will be deducted from the deposit. 10. No Smoking: Smoking is strictly prohibited inside the property, including the guest cottage. A $1,000 penalty will be charged for any smoking violations. 11. Subleasing: Subleasing or short-term rentals (e.g., Airbnb) are strictly prohibited. Violating this term may result in immediate lease termination. 12. Entry and Inspection: The landlord reserves the right to enter the property with 24 hours' notice for inspections, repairs, or showings. In emergencies, the landlord may enter without notice. 13. Termination and Renewal: The tenant must provide 60 days' written notice of intent to vacate or renew the lease. Early termination by the tenant will result in forfeiture of the security deposit unless a replacement tenant is found. 14. Governing Law: This lease agreement is governed by the laws of the State of Florida.
