Rent includes utilities and lawn care, but not snow removal. For stays longer than six-months utilities can be excluded if the tenant prefers to put the utilities in their name. At least one adult applicant must have a gross monthly income equal to at least two and a half (2.5) times the monthly rent amount. Combined household income may be considered when evaluating other applicants, but all adults must show stable income and credit history. Co-signers not accepted. 12 months of prior rental history with no evictions or notices for nonpayment, or proof of home ownership required.
