Two bed rooms, one private living room, private kitchenet with no oven or stove. Can rent out both rooms together or individually. Can add stove later on since moved in not too long ago. Has private bathroom with shower. I have two small quiet dogs. Not home much outside of working hours. Quite neighborhood. First and last months rent due at signing. Security deposit of $800 also due at signing. 6 months lease to start then can do year lease afterward. The term of this lease is for 6 months initially then yearly renewal. 30 days prior to the expiration of said term, both parties must agree to either extend or terminate the contract. The notice of termination must be in writing or electronic mail. If either party does not renew the contract past the expiration of the lease term, the contract is null and void. In this case, Tenant must be immediately given a move-out date and charges will continue until the room is unoccupied calculated per day. RENT Tenant agrees to pay rent in the amount of $1,300.00 per month, each payment due on the first day of each month regardless of date of signing the lease. DEPOSIT Upon regaining possession of the property at the end of the term and with the 30 day written notice, Landlord shall refund to Tenant the total amount of the deposit less any damages to the property, and with the "estimated utility payment" taken out of the deposit amount. Any damage to walls or doors will be repaired by Tenant or will be deducted from the deposit returned. Deposit cannot be used to cover the last month's rent. Deposit collected is : $800.00. UTILITIES/SERVICES Rent includes utilities (electric, internet, trash pick up) CLAUSES In case of appliance malfunction, (ei. a/c unit, heat, fridge) the grace period for initial visit to repair is 5 business days (Monday-Friday) starting the date after notice. If appliances or equipment is needed to purchase, added time is required. No additional fees will be charged to the Landlord unless agreed upon in writing prior to any payment/purchase. Tenant is responsible for keeping the house relatively clean and free from insects/pests. Any need to purchase insecticide or pest control services will be charged to Tenants. Tenants will keep living space clean as well as keep front and back yard in good condition (bathroom, kitchen, living room, all floors, outside spaces do not have excess weeds. Permission must be granted by landlord before use of any chemicals on the lawn or garden as it may negatively affect the well water). The following is not allowed: Tenant Sub-renting, moving additional people into the home without landlord's permission pets, painting walls different colors. Tenant agrees to keep noise level down after 11pm to respect neighbors.
