Any person staying more than 3 nights per month MUST be included on the lease or apply to be added to the lease (if applying after the initial lease signing, the additional person must be APPROVED to move in) The yard must be maintained within reasonable standards (kept mowed, no excessive trash, cars, junk etc) The lease may be broken without penalty by the lessor or lessee when given 30 days' written notice by either party. Less than 30 days may result in deductions of the rental deposit. Lessee MUST carry renters insurance at all times.
