Screening Requirements All applicants must meet the following criteria as part of the screening process: Credit Check: A comprehensive credit report will be run for all applicants. Background Check: A criminal background check will be conducted for all applicants. Job & Rental History: Verification of current employment/job history and previous positive rental history is required. Reference Checks: At least two (2) verifiable references must be provided. 2. Financial Requirements Income Verification: Applicants must provide proof of verifiable gross monthly income equal to a minimum of two (2) times the monthly rent amount. Security Deposit: Upon lease signing and approval, the tenant shall provide a security deposit equal to one (1) full month's rent. This deposit is refundable upon move-out, contingent upon the condition of the property and compliance with state law. Renter's Insurance: Mandatory Renter's Insurance is required for the duration of the lease term. The policy must list the Landlord as an "Additional Interested Party" or "Additional Insured," and proof of coverage must be provided prior to move-in and maintained throughout the tenancy. Lease Term and Furnishing Options 3. Term of Tenancy and Flexibility Initial lease terms are flexible, with the following options available: Standard Term: A standard twelve (12)-month fixed term agreement is available. Flexible Terms: Short-term or month-to-month agreements are available at a premium rental rate. Notice Period: For month-to-month tenants, a written thirty (30) to sixty (60) day notice period is required by either the Landlord or the Tenant to terminate the agreement, in compliance with MN state law. 4. Furnishing Clause The apartment is available unfurnished by default. Furnished Option: A fully furnished apartment option is available exclusively for short-term/month-to-month agreements at an additional monthly cost. Addendum Required: If the furnished option is selected, a separate "Furnishing Addendum" with a detailed inventory of all items must be signed by both parties at move-in. Utilities and Services 5. Utilities Included The following utilities are included in the monthly rent payment: Water Sewer Trash Heat Tenant is responsible for all electrical payments ( electrical company must be notified of move in date prior to move in) 6. Excessive Usage Policy While the above utilities are included, usage is expected to be reasonable. If usage for any included utility (especially electricity) results in bills significantly above the average for similar units, the overage amount may be billed back to the tenant to prevent misuse. Pet Policy & Addendum 7. Pet Acceptance and Terms Pets are accepted under the following conditions and require the signing of a separate Pet Addendum: Maximum Occupancy: A maximum of two (2) pets are permitted per unit. Restrictions: There are no breed or size restrictions; however, all pets must be well-behaved and not pose a threat to other residents. Fees & Rent: A one-time, non-refundable pet fee of $300.00 is required per unit. Monthly pet rent is $25.00 per month for cats. Monthly pet rent is $45.00 per month for dogs. 8. Pet Owner Responsibilities and Liability Vaccinations: All pets must be up-to-date on all required vaccinations and licensing, with proof provided to the landlord upon request. Damage Liability: Tenants are financially responsible for all pet-related damages to the premises, common areas, or grounds. This responsibility for damages may exceed the amount of any fees or deposits collected. Cleanup: Tenants are responsible for the immediate and proper disposal of all pet waste. Insurance: The mandatory Renter's Insurance must include pet liability coverage. Assistance Animals: This policy does not apply to certified service animals or approved emotional support animals as defined under the Fair Housing Act.
