I have two adjoining properties in Fairview, TN on Taylor Rd., one is 14 acres, and the other is 23 acres. It is just outside the Fairview city limits in Williamson County. It is landlocked, with no road frontage, and there is a legal easement to get to it which is 25 ft. wide. The easement is a dirt road, roughly 1/3 of a mile, and needs some work. It is quite bumpy, and I don't have the necessary equipment to fix it. The land is beautiful and a preliminary soil evaluation found at least three locations which perk for a 4-5 bedroom house. It is amazing hunting land, or you could build your private dream home in the woods. The property is fairly flat in the middle, sloping down to a beautiful little stream which goes mostly around the entire property. Fairview has the incredible Williamson County schools, and you have easy access to anywhere in Middle TN via I-840, Highway 100, Highway 96 and I-40. I am selling this property primarily for the value of the land. However, there is a doublewide mobile home on the property which is very livable (I live in it presently), and is 20 years old. I had a 4 ton AC unit installed 3 years ago, and a new metal roof 5 years ago. It is 2128 square feet with 4 bedrooms and two full baths. A water leak a couple of years ago in the wall caused some damage/buckling to some of the flooring and one of the bathrooms. Some repair is needed, but everything (toilet, sink) works. It is being sold as-is. It could provide a place to live while you are building a house, or it could be a place to stay for weekend hunting trips. With the easement being 25 ft. wide, my understanding is you could build one house on the 14 acres, and one house on the 23 acres. (You will want to verify that with the Williamson County Property Assessor). However, for the 14 acre parcel the mobile home would have to be moved since only one home can be on each property. The property is under Greenbelt. Taylor Road is fast becoming an in-demand place to be in Fairview. There have been a number of $500,000+ homes built on Taylor Road in the past year, and they are still building them right now. Please no drive-by's.
