Top of property backs up to Brooks Memorial State Park. Water & Septic included. Renter responsible for filling propane tank if use of propane is desired. Property comes with a 500 Gallon propane tank for renter's use. Renter will need to keep the lawn and pastures mowed. Speed limit on Dry Creek Road is 15 mph. Renter will need 4 wheel drive for winter driving and will need to snow-plow or arrange for snow-plowing for a portion of Dry Creek Rd. (about 1/4 of a mile) in winter. There are restrictions on the number and amount of livestock permitted on the property which need to be addressed as part of the rental agreement. No more than 2 cows or steers permitted and no more than 10 goats or 40 Chickens/Turkeys. 4-6 horses permitted and renter responsible for any cribbing by livestock. ATV use must stay on existing trails. Trap/target shooting only allowed on the old log deck area at North end of property. There is a small chicken coop on the property which Renter may use. The entry gate to Dry Creek Road is locked with a combination lock and Renter will be responsible for unlocking and locking gate for egress and ingress. There is parking for an RV and Boat as well as for up to 4 vehicles and horse/stock trailer. No additional vehicles or storage containers RVs or boats permitted without the express permission of the landlord/management. No junk vehicles permitted. 1 year lease or longer with renewal options. Property is in Forestry Management and Landlord must occasionally trim/limb trees. Tennant will be notified of these rare activities, most of which is not conducted near the house & barn area.
