Area that is being rented is 2 bedroom/2 bathroom, fully private apartment for JUST THE TENANTS. Owner will only be using the 1 bedroom apartment in the basement that is completely separate and has its own entrance. Please read the entire lease terms section. Owner is available to answer any questions you might have. Retired owner seeking quiet couple for a UNIQUE HOUSE SHARE! . Owner does not need the majority of the space so would like to keep the bottom in-law suite for private use and rent out the entire top ranch section to house mates for their private use! 6 or 12 month lease available. Also open to 3 month summer season lease, that would need to be privately discussed. The ENTIRE 1100 sq ft main level (2 bedroom/ 2 full bathrooms with laundry) will be rented for use by the tenants. The main level has its own parking in front, additional parking in back, a separate front entrance and its own massive deck! The basement in-law suite (with separate walkout entrance and its own patio area) will be kept for use by the owner. Main level of house was completely updated and beautifully finished in 2020. FULLY FURNISHED, except for bed linens, bath linens, and bed pillows. The main level housemates/ tenants will have COMPLETE use of their space, they will not have to share any main level common areas with the in-law suite in the basement. However the utilities are shared and the main electrical panel, HVAC, and water heater are accessed through the in-law suite, which is why this is a HOUSE SHARE, not a separate apartment. In-law suite is not used full time. Owner requires a reasonable quiet environment when the in law suite is being used by themselves or their guests. Owner will need to meet with housemates to determine if they would be a good fit for the house share. Dog friendly- one well behaved dog will be considered, must meet with house owner. Dog must be gentle, generally quiet and must stay off the general furniture. (Allowed on bed, pet owner must provide protection for mattress and their own linens) Sorry, no cats as house owner is severely allergic. Additional pet fee will be charged of 100.00 per month. Plus pet insurance will be required. There is a very large yard for use by all housemates. Owner will pay for lawn maintenance (a 200.00 per month value). Yard is NOT fenced. Owner will pay for high speed internet (100.00 a month value) Utilities (HVAC, electric, water, sewer, garbage) are NOT included in rent. As the main level consumes most of the utilities, the main level tenants will be responsible for all utilities except Internet. When in-law suite is being used, it adds about 150.00 to 200.00 per month. Owner will give main level house share tenants a 10.00 per day decrease on rent for any time during the month when basement suite is being used up to a limit of a 200.00 deduction for the month. House available April 1st. Owner is only available until March 14th to show the house. 12 month lease $2250.00 per month. 6 month lease available at 2500.00 per month. No smoking, e-cigarettes or vaping on property. No drugs on property First month rent and refundable security deposit required at time of lease signing. Tenants must have credit score of 650 or more. Full credit check and background check will be done at applicants expense through Zillow .
