    Newly renovated classic, cozy Fairfax bungalow for rent. Situated right above downtown Fairfax and Peri Park, it's close to all the amenities you could want. Brand new floors throughout, as well as fresh paint, fixtures, shower head and updated electrical. Brand new remote operated electric fireplace with 1,500 BTU heater with 3 blower settings. Perfectly situated so that it can be enjoyed from anywhere in the house, especially the bedroom on a stormy night. Set up off the road with mature trees and landscaping that give you lots of privacy while not obstructing the postcard views, this is a very special little hide-away at the top of the hill, with all the gardening space you could desire. The main bungalow is about 500 SQ ft. which includes a walk-in pantry/mudroom, kitchen/dining room, living room area, bedroom, and bathroom with shower + wand. There is a full basement for storage, the washer and dryer are located down there as well. There are also 3 outbuildings (I will post the exact square footage of those shortly): the storage shed, the office, and the music/art room - which also has a little patio area to enjoy the stunning views of Mt. Tam and the Bay from up top. The office has also been used as another bedroom by tenants in the past. The property is fully fenced, totaling nearly an acre (0.83). There is a large, sun drenched BBQ area and dining/sunning patio up at the level of the main house which is about 1/3 of an acre in size. There is a hoop house area established for a veggie garden (or whatever you fancy) in the upper section of the property. This allows for maximum sun, and gives you the ability to grow crops year-round. There is mature landscaping throughout, including many fruit trees, butterfly and hummingbird habitat, and ornamentals. The orange and lemons are both large trees and are fruiting right now. There is a giant patch of fruiting prickly pear cacti up at the top of the property, ringing the stargazing platform/sundeck - it has many uses! Directly above the property are miles of beautiful trails for hiking and biking and swimming holes, known as Camp Tamarancho. The property next door is vacant with oak trees and nice grassy areas perfect for picnics or curling up with a good book while gazing up at Mt. Tam and the spectacular sunrise and sunset views. The main house has electric baseboard heat connected to a thermostat, as well as a built-in electric fireplace (which can be unplugged from the wall pocket beneath it and plugged into an extension cord to a generator or battery backup during power outages). The 2 wall sconces in the bedroom are also wireless, remote operated and rechargeable, so those work during outages as well. The kitchen stove and oven are electric. And the shower has a double cartridge water filtration system in it to remove chlorine and other pollutants potentially present in the city water. We will be the ones switching out the cartridges periodically as needed (maybe twice a year at most). There is a solar setup which covers about $200+ a month of the electric bill. We pay for a portion of the water bill for 7 months of the year to care for the mature landscaping/fruit trees. As well as several hours in the morning twice a week of landscaping and yard maintenance (usually Tuesday or Wednesday, and Thursdays). Tenant pays for garbage and cable/internet - though there are already cables installed in the walls. The carport can accommodate 1 vehicle + bikes off the street. Large trucks and SUVs fit fine. There is also a fair amount of street parking along our section of the road, and several good turn-around spots, which is nice as it is a dead-end street. The rent is currently set at $2,700, but we do offer a bit of wiggle room on that in exchange for help with projects or landscaping. We do allow a variety pets, with references and an additional small cleaning deposit. Absolutely NO BIRDS ALLOWED, sorry. Smoking is allowed outdoors as long as it is kept clean without litter. NO SMOKING OR VAPING TOBACCO PRODUCTS INSIDE OF ANY OF THE BUILDINGS. Cannabis allowed. You may also grow some of your own plants as long as you only use organic fertilizer products. We have spent over 5 decades making this property a haven for wildlife and insects and we do not tolerate the use of chemicals on our land. If we do catch you using said toxic chemicals in the garden or anywhere else on the property it is grounds for immediate eviction. This statement does not include household cleaners/bleach for laundry - just the outdoor areas. We prefer a month-to-month lease for the first year, then moving forward we can discuss if you would like to switch to a 12 month lease. First and Last required upon move-in. We will pro-rate the first month no problem.
