    Listening Rock Farm. A multi use facility encompassing 75.9 acres; 70 acres of farmland, and a five acre plus segment including 6 structures. The residence is a carbon neutral, solar powered, earth bermed contemporary farmhouse, designed and constructed by renowned architect Allan Shope. Clad in re-cycled copper panels, 2 of its 3 walls are earth bermed, the third is a solid wall of south east facing glass. This structure is virtually maintenance free, and energy independent. The house is simplistically stunning. All the interior woodworking was done on site, from locally harvested trees. The other five buildings are barn structures, totaling 20,600 sq. ft. of usable space. Two barns were built by NYS in the late 1930's and are brick exterior. The largest, at 10,410 sq. ft. has cavernous, open conference space, a commercial kitchen and offices.. It's been used as a wedding venue, to host political rallies, and dinner parties for several hundred at a time. End uses are whatever your imagination can conjure. The second brick barn is currently a woodworking shop on the main level, and rustic, camping style living quarters in the old hay mow. In addition to these brick barns are two good sized metal pole buildings, and a machine shed. The Ten Mile River is the easterly boundary of Listening Rock Farm, and immediately on the other side of the river is the Ten Mile River train station, with direct service to NYC Grand Central Station. The farm could easily become an eco-tourism destination; coupling the huge building footprints with the 70 acres of prime agricultural land. The Hamlet zoning encourages semi commercial usage. There is an easement in favor of the Dutchess Land Conservancy which closely governs future development, but almost any utilization with agriculture as a basis will be looked upon favorably; uses like a farm to table restaurant, a distillery, a brewery, or a combination of all of the above. The 70 acres of prime agricultural land is currently farmed, providing exemption of over half a million dollars of taxes. While this is not a distressed sale, the owner is motivated to sell. The offering price is approximately 2/3 of assessed value. Because of its agricultural quality, the land alone should be worth $10,000 per acre, or about half the asking price.The other half of the asking price gains you as a buyer the unique 1800 sq. ft. residence, and over 20,000 sq. feet of barn space. It's hard to imagine a more sensibly priced property.
