Vet records must be provided upon approval of pet to confirm weight and vaccination record. Pet Policy 1. Definitions and Acceptance: A. Approved Pet: Only small, common household pets specifically approved in writing by the Landlord are permitted on the Premises. This approval must be obtained prior to the pet being brought onto the property. B. Prohibited Large Dog Breed: For the purposes of this Agreement, a Prohibited Large Dog Breed is defined as any dog that is reasonably expected to reach a mature, adult weight exceeding 40 pounds (18.1 kilograms), or any dog of a breed or mixed breed commonly associated with large size or aggressive temperament, including but not limited to: Pit Bulls, Rottweilers, German Shepherds, Doberman Pinschers, Huskies, Malamutes, Great Danes, Chow Chows, and any wolf hybrids. 2. Restrictions and Compliance: A. Tenant agrees that no Prohibited Large Dog Breed, as defined in Section 1-B, shall be kept, boarded, or allowed to visit the Premises at any time during the tenancy. B. Any pet approved by the Landlord must be registered, current on all vaccinations, and comply with all applicable local ordinances, including licensing and leash laws. C. Landlord reserves the right to require the removal of any animal that becomes a nuisance, causes damage, or poses a threat to the health or safety of other tenants or property, regardless of size or breed. 3. Breach of Agreement: Violation of this Large Dog Breed Restriction Clause constitutes a material breach of the Lease Agreement. Landlord may, at its sole discretion, issue a written notice requiring the immediate removal of the non-compliant animal. Failure to remove the Prohibited Large Dog Breed within forty-eight (48) hours of receiving written notice shall constitute grounds for immediate termination of the Lease Agreement and eviction proceedings.
