Furnished 900 sq ft lower level of a single family home on a large wooded lot in Santa Rosa. Private entrances. Private patio the full length of the house with garden dining and open views. Turkey, deer, and squirrels visit the patio most days. The unit is newly remodeled. Concrete floors, new paint, modern furnishings. The kitchen has a full size refrigerator, full size dishwasher, microwave, air fryer, and two hotplates. NOTE: There is no conventional range or oven. Please read this before you inquire. This is a non-conforming unit. It is part of the lower floor of our home that we sectioned off. It is not a permitted ADU or duplex. The upstairs and downstairs are divided by a stairway and a privacy wall with French doors that do not lock. Our family lives upstairs with three young children. You will hear us. Walking, cooking, cleaning, talking, laughing, jumping, running, and crying all carry through the floor. Mornings are loud, usually from about 7 am. Some past tenants loved the sound of small feet in the hall. Others did not, especially when they wanted to sleep in. If you are sensitive to household noise, this is likely not the space for you. The bathroom shares a room with the laundry. The stall shower is narrow, about 2 ft by 3 ft. The laundry room has its own entrance. On a long term lease we would schedule set days and times to use the laundry, and we will agree on those with you in writing before move in. Rent is $2,400 per month with all utilities included: electricity, gas, water, trash, and internet. The utility share is a flat estimate based on past usage. If we add an electrical usage monitor to the unit, we may move to billing at our actual PG&E cost with 30 days written notice. Internet is shared through our account. Normal residential use only. If we receive a notice or charge from our provider because of your use, you must stop within 24 hours and cover any cost. On a second notice we may end your access to our service with 30 days notice and reduce rent by the internet share, and you can set up your own. Security deposit is $2,400, one month of rent. We offer a 12 month lease, with month to month available after the first term. The unit comes furnished, with the furnishings listed in the lease. No pets. Parking is for the brave. Two spots sit at the top of a very steep driveway. It is a known hazard, and the lease includes a parking disclosure and assumption of risk. If a steep driveway is a problem for you or your car, this is not the place. Smoking and vaping are not permitted anywhere on the property. The laundry room is shared. We will set fixed days and times for our use before move in, and we will enter only at those times or with 24 hours written notice. Space heaters, EV charging, and added appliances need our written approval first.
