4. Rental History
Minimum 2 years positive rental or mortgage history.
No evictions, broken leases, or landlord judgments in 5 years.
5. Background
Check required for all occupants 18+.
No felony convictions for violence, property, or drugs within 7 years.
6. Occupancy
Max 2 persons per bedroom.
All occupants 18+ must apply.
7. Pets
Case-by-case approval.
$300 non-refundable fee per pet, 2-pet limit.
No aggressive breeds. Service animals accepted per law.
8. Utilities
Tenant pays electric.
Water/trash billed separately or included per lease.
