**LEASE TERMS (Summary)** 1. **Utilities Responsibility** The Renter (Tenant) agrees to be solely responsible for the payment of all gas and electric utilities associated with the leased premises. In addition, the Renter shall be responsible for payment of the Hynes Estate fee, as applicable. 2. **Move-In Costs** The Renter shall pay the following amounts prior to taking possession of the property: * First Month's Rent (due at the beginning of the lease term) * Security Deposit (due at the beginning of the lease term) 3. **Security Deposit** The Security Deposit shall be held by the Landlord as security for the performance of the Renter's obligations under the lease. It may be used to cover damages, unpaid rent, or other costs as permitted by law.
